About Borovets

 

Beli Iskar – Borovets area is by far the most picturesque and exclusive ski resort in Bulgaria. All the developments and hotels are set tastefully amongst the forests and areas around the resort itself, so you are never very far from the lifts and ski slopes.
There are ski runs for every level from beginner to advanced, as well as extensive cross country tracks. For those requiring tuition, there is a very reputable and established ski school which operates during the winter season.

Investment and Development

 

Massive investment in Borovets has been planned over the next few years and the resort is already undergoing an exciting period of growth with five new ski pistes for this season alone. In addition, five new snow cannons and 28 hydrants have also been added.


A new 500 million Euro project has just been given the green light to expand the current skiing area to the neighbouring peak . The centre of the current resort will be connected by a gondola and this will effectively double the size of the current skiing area.


Future development has now been restricted in the central resort area so there has never been a better time to buy. There are still a few apartments left in this area and these will become prime real estate spots in the very near future.

24 hour security and porter

MANGEMENT

 

The optional management scheme is operated by the Developer who has an on-site office… so your apartment will be looked after 24 hours a day.

Renting the individual apartment to tour operators and directly to holiday makers


Regular cleaning and changing bed sheets and towels etc.


Arranging welcome packs for tenants


Paying utility bills on behalf of owners


Paying local municipality and income tax on owners behalf

 

RENTAL

 

The Rental Management team is negotiating inclusion in UK and European Tour Operators brochures, allowing the Developer to offer you an optional 6% rental guarantee over 2 years, with renewable Agreements.


In return for the 6% payment to you, which is guaranteed, your apartment is leased to the Developer for 32 weeks per annum to cover the maximum opportunity to let. Full property management is included in the deal.

BUYING PROCEDURE

 

The buying procedure is quite simple and straightforward. We make the whole procedure as hassle free as possible.


The procedure is as follows:-


1. Choose an apartment by calling us or checking the availability and details from the information shown on our website (this is updated on a daily basis).Your contact will give you full details of the project.


2. Inform us of your intention to reserve. A reservation fee will be required of 2,000 Euros. Once we receive this, the apartment will be taken off the market and within 7 days you will receive the full contracts. (An apartment can be reserved for 48 hours on a verbal agreement, however a cheque will be required during this period for the apartment to be reserved)


3. Do you want to view the location / area / project and meet with the Developer`s team ?. Once payment has been received, you can inform us about your preferred visiting dates and we will arrange the trip on your behalf.

 

LEGAL / FUNDING / FURNISHING

 

SOLICITOR


The developers employ their own solicitors, whom they would recommend, however, you are not obliged to use them and if you are using your own solicitor please advise us at an early stage of all the contact details. Their solicitors are well experienced on the completion of their contracts and are in daily contact with UK, Ireland and other European customers, making your transaction speedy and understandable


FUNDING


The Developers have formed excellent relationships over the years with the Bulgarian banks, and simple transactions are available to establish 70% mortgages over maximum periods at sound interest rates, helping your cash flows in addition to normal appreciation of your asset.


FURNISHING


Although not included in the purchase price, it is a condition of the Rental Guarantee Agreement that you take advantage of the very competitively priced furniture deals we have made with local suppliers, using quality materials and taking all the hassle out of having to shop around yourselves locally.
If you are not taking out the Guarantee, we would be pleased to introduce you to our suppliers to purchase your requirements.
